As an investment company, Sava IP, d.o.o. primarily manages financing, construction and sale of various real estate projects. We have carried out work on countless buildings in Ljubljana, Maribor, Koper, Murska Sobota, Ormož, Gornja Radgona, Litija, Čatež, Kranjska Gora, Moravci, Banovci and other locations. So far, the company has built commercial, residential, tourist and office buildings, the combined value of which is approximately €200 million and the value of engineering services completed so far is approximately €10 million.
The company provides three standardised products that are the focus of our operations. First, there is construction of buildings and their sale on open market. This accounts for as much as 85 percent of our turnover. Then, there is the construction of buildings and leasing them out, which represents about 11 percent of our revenues. The rest, about 4 percent, is made up by engineering services. Occasionally, we carry out other activities, such as brokerage in sales of real estate.
There are 19 people employed with the company; among them, there are six construction engineers and one architect who manage projects, while the rest are economists and lawyers. While working on larger projects, we also enlist the help of several permanent external associates.
Our fundamental principle in taking on new real estate projects is a thorough examination of individual locations from the aspect of city planning, architectonics, law, and economy and finance. Annually, we examine between 50 and 60 construction opportunities and choose to take on two or three of them. We choose only the best. Needless to say, the basic question is whether or not we will be financially successful on a given site.
The core of our operation is tracking the market demand and fulfilling the needs of our clients.
